Salt air, coastal humidity, and plenty of shade create ideal conditions for algae, lichen, and mould to grow on hard surfaces. Pathways are especially susceptible because they’re ground level — moisture sits on them longer and organic debris builds up from overhanging trees and gardens.
Sandy soil from the Central Coast’s coastal and lakeside suburbs also tracks onto paths constantly, and over time it presses into the surface and stains. Concrete paths in particular absorb this discolouration and can look permanently dirty even when they’re not.

On the day we pre-treat any sections with heavy mould, lichen, or staining, then pressure wash at the right PSI for the surface. We use a surface cleaner attachment on flat straight paths for consistent, streak-free results. Narrower or irregular paths get hand lance work where the surface cleaner can’t reach properly.
Most standard front paths take 30 to 60 minutes. Longer walkways or full property path cleans take a bit more time.

Oil stains need a degreaser pre-treatment before pressure washing — we carry this and apply it where needed. Rust staining from irrigation systems, metal fixtures, or fertiliser can also be treated, though very old or deep rust staining may not come out completely. We'll let you know honestly what to expect before we start.
Pressure washing blasts out a lot of the organic material sitting in joints and cracks, which can dislodge small weeds. It won't kill established weeds with root systems — that's a separate job. But a lot of customers find their paths stay cleaner for longer after a wash because the organic matter that weeds grow in gets removed
We can clean nature strip footpaths in most Central Coast areas. Some councils have specific rules around this so it's worth checking, but in most residential situations it's straightforward. Just mention it when you get in touch and we'll confirm.
Most surfaces are fine to walk on within 30 minutes of us finishing — sooner on a warm dry day. We'll let you know on the day based on conditions.
Once a year is enough for most properties. Paths under heavy tree coverage or in consistently shaded spots may benefit from a clean every six months to stay on top of algae and lichen growth.
