Soft Washing vs High-Pressure Washing — What's the Difference?

High-pressure washing uses the force of water to physically remove dirt, mould, and grime from a surface. It’s fast and effective on hard, durable surfaces like concrete, brick, and Colorbond.

Soft washing uses lower water pressure combined with a biodegradable mould killer detergent to break down and kill organic growth — mould, algae, lichen — before rinsing it away gently. It’s the right method for render, weatherboard, painted surfaces, and anything where high pressure could cause damage.

Most exterior washing jobs need a combination of both depending on which surfaces are involved. We use whichever method is right for each part of the job — not just the one we’ve already set up.

How the Service Works

Get in touch for a free quote. We’ll ask about the size of the property, the wall materials, and the general condition. Single storey homes are straightforward. Two storey homes may require extension lances or additional setup — we’ll factor that in at quote stage.

On the day we do a full walk around before starting — checking surface condition, paint adhesion, and any areas that need special care. We pre-treat mould and organic growth where needed, then work methodically around the property. We check windows and door seals before we start to make sure water goes where we want it.

Most single storey homes take two to four hours. Larger properties or homes with heavy staining take longer.

Most single storey residential exterior washes on the Central Coast come in between $350 and $450 depending on the size of the home, wall materials, and level of soiling. Two storey homes sit higher due to the additional time and setup involved.

A Worthwhile Job Before You Repaint

If you’re planning to repaint the exterior of your home, a high-pressure wash first is not optional — it’s the right way to prepare the surface. Paint applied over mould, salt deposits, or a layer of grime won’t adhere properly and won’t last as long as it should.

Most painters will either charge to wash the surface themselves or ask you to have it done beforehand. Either way, having it professionally cleaned before any painting work starts gives the new paint the best possible surface to bond to.

Not if it's done correctly. Render needs soft washing — lower pressure with detergent — rather than the full force used on concrete. We've cleaned render on hundreds of Central Coast homes without causing damage. If render is already cracked or compromised, we'll point that out before we start.

Yes, we use the correct soft-washing equipment powered by a 240v battery to be able to clean up to 3 storeys high.

We check all window seals and door frames before starting and avoid directing pressure into any gaps or openings. For weatherboard homes we use low pressure to avoid driving water behind the boards. If there are existing gaps or failed seals, we'll flag them.

Most surfaces need at least 24 to 48 hours to dry fully before painting, longer in cooler or humid conditions. Your painter will advise on timing — we just make sure the surface is clean and ready.

Once a year is a good baseline for most Central Coast properties. Homes close to the beach or in heavily shaded areas may benefit from more frequent cleaning to manage salt and mould build-up. Regular washing also makes each clean faster and cheaper than letting years of grime accumulate.
